Who Wants To Do Property Deal Sourcing Globally?

I just finished 3 days of a Property Deal Sourcing Summit online, which was organised by Simon Zutshi, the UK´s top property guru and his organisation called Property Investors Network.

The Property Deal Sourcing Summit event was packed every day with presentations from expert speakers, and with pre-written information and each day there was a work book issued to all attendees, more than 120 people. The script for the day, was written with certain blanks so that attendees could fill in the blanks in the text, thus helping them to memorise the educational content.

The Property Deal Sourcing Summit was open online globally and there were quite a few attendees from overseas in different parts of the world, mainly those who were interested in investing in the UK property market, understandably.

Simon Zutshi wrote a book called Property Magic, which is now in its 6th Edition, having been first published in 2008. In his book Simon encourages buyers to look for the motivated sellers, which comprise a small segment of the whole property marketplace. This is because most of the sellers in the market place are not that motivated to sell, they will just be content to wait until the right buyer comes along, who may purchase their property from them, which may take months or years to happen. To Motivated Sellers the timescale and certainty of the transaction is important, and so a deal may be possible that is a WIN WIN for seller and investor.

As a property investor, you are always seeking a deal, ideally starting with a discount from the market value, ie to buy at Below Market Value. This is always a good start for the property investor as it means there is equity on day 1 of the transaction.

These days there are many software tools that can help a property investor and prospective buyer to find the sort of deals that interest them. Normally a person seeking to buy a property will look through one or more of the many platforms available to view properties that are on the market for sale, such as On The Market, Rightmove, Zoopla, and many other such national platforms, or the websites of the national or local residential property agents.

There is a new software tool called Property Filter, which was developed by a Frenchman called Guillaume Black, specifically for the UK property market, and it really is a game changer. Property Filter presents all of the available data from all of the other property platforms and allows a user to prioritise it based on their required facilities. Then a user can filter out information useful to them for their chosen property strategy, and Property Filter presents those properties that match the searcher´s critieria, and also those sellers that are most motivated!

Property Filter has all the historical data from every other software platform and present this to the searcher. So you can see which sales agents the property may have been logged with, for how long, and also any price changes, especially price reductions. The longer the property has been on the market, possibly with several agents, and with the price reduced, the more motivated the seller will become.

Some houses or flats go through the stage of having been sold subject to contract, but still manage to rejoin the market if the sale falls through, so that seller also becomes even more motivated.

Apart from Property Filter, which is a great tool that I already use, there were also other software tools which give value to the property investor. One of these tools was "Stacked" which I also use for assessing or appraising deals, and which identifies score of comparison.

Stacked enables a property portfolio holder to log and maintain all his portfolio on a mobile phone, and even personally held property which may be used as security.

The founder of Stacked is a really nice guy called Charlie Tarr, who has built himself a valuable property portfolio in London of around $10m, with a cashflow of around $45k per month.

Stacked may help a property investor to gain access to other funds for property investment such as may be available from Pension Funds, especially under the SSAS scheme in the UK. A Small Self Administered Scheme (SSAS)/Pension member may borrow up to 50% of the available funds from their own pension fund, subject to the approval of the SSAS trustee granting permission.

Apart from these software tools there is another platform called Sourcing Investments, which is like a marketplace for property investors and sellers to converse and communicate and offer property to a ready market of hungry buyers.

The key benefit of Sourcing Investments is that it is a complaint platform and encourages sourcer to carry out their activities strictly in accordance with the legislation. The Property investor or purchase is protected by the checks and balances that are part of the Sourcing Investments platform.

The properties are often Below Market Value and may offer a very high rate of return, and thus the properties that are on sale, are perceived as deals, thus desirable and have a lot of views.

As if all that software were not more than enough to help the prospective deal sourcer, you can also subscribe to VAVAVoom, which is a platform for people interested in using VA´s to assist with their property searches. Richard Evans the founder of VAVAVoom, explained how it is easy to use their platform.

Simon Zutshi supports and recommends the above software platforms to help subcribers to build their property investment portfolios, and you could do well to take Simon´s recommendations and use the above time saving methods of achieving quick results.

Even if you dont use Simon´s suggested methods of generating leads for Property Deal Sourcing, then you can use your own possibly more traditional methods.

What was clear to me on the 3 days of the Deal Sourcing Summit, is that there is a worldwide market in property in different countries around the world. Whilst traditional methods of property searching can be used, if ever you thought seriously about a worldwide market place
