A Business Retreat In Greece With Top Internet Marketers From The UK

I hope that your week is going well so far.

My week has been pretty busy so far as I have been with some top internet marketers at a business retreat in Greece since Sunday, and i am scheduled to return home on Friday evening, after completion of the event.

I was with the same group last October and worked through my business plan and presented it at that time. Since then i have changed and updated my business plan and am concentrating on a new niche of Aparthotels.

The presentation was well received by the mentoring group here, so it confirmed that is what I should be doing and concentrating on for the foreseeable future in my property business, and webinars.

I already wrote about this niche on my blog, and it is nothing new. In fact I found a case study of a project that i did many years ago that fits that niche.

Nevertheless business goes in cycles, so the new day for Aparthotels has come again.

The main point is that some potential customers for my business (the business mentors that I have been engaging with) gave a positive reaction to my proposal.

I need to progress and get some of this type of project under way, which involves finding suitable sites for development from any of a number of sources.

It is quite a good time to undertake such projects as there are a large number of buildings that could be suitable for conversion to Aparthotel use.

The requirement is for a minimum of 12 bedroom properties, that have already been fitted with ensuite bath and toilet facilities, that are suitable for further conversion and refurbishment.

Typically the property owner will sell at a lower price because he is motivated to do so if his business has deteriorated, and his costs have risen, thus reducing profitability.

There is the potential to remodel the existing business premises and extend and increase the number of lettable rooms, possibly by repurposing the owner´s accommodation and some of the back of house areas. There may also be space to allow for some extension of the property if the land is suitable.

All I need to do now is to start to implement my business plan during the coming weeks and months.

Many existing property investors are seeking to sell their existing portfolios that are no longer profitable, so it is possible that some of these landlords exiting the residential market may be tempted to move their money and investment into this hospitality sector as well.

My business plan comprises to source suitable properties for the aparthotel model, and to either fund them and develop them myself, or alternatively to sell the suitable deals to other interested parties.

Because there are potentially a large number of suitable sites, I may outsouce the task of looking for these.

I can also hold webinars on this subject and encourage people to sign up to a 1 day bootcamp, and other suitable property training courses.

I can thus achieve some short term as well as longer term cashflow.
